
Holiday Resort Property Investments
Resort investments are proving extremely popular with both new and experienced investors alike. The main reason perhaps is that they combine a prudent financial investment and a luxury lifestyle with all the benefits that a 5*hotel and resort has on offer.
It is not uncommon for developers to sell the properties at up to 50% below market value when purchased in the “off plan” stage prior to construction. In addition the investor receives an annual yield which is derived from paying guests and sometimes guaranteed up to 10 years, the use of the property and hotel complex for an agreed period per annum and of course any capital appreciation when sold.
Developers have been assisting investors with finance packages recently which in some cases means 100% finance is available. The general concept is that the investor purchases a freehold or leasehold property within the grounds of a luxury 5* Resort and contractually agrees that the property will be managed by an internationally renowned hotelier such as Oasis Hotels & Resorts and Sol Meliá Hotels & Resorts.
These are two prime examples of established hoteliers with extremely large infrastructures already in place. Companies such as these will be responsible for finding paying guests for the property once the resort is open which will in turn provide the investor with an annual yield. In addition the investor will also benefit from capital appreciation on their property and free usage which is normally between two and five weeks per annum, depending on resort and location.
The developers’ commission independent, in-depth feasibility studies with companies such as Christie & Co Business Intelligence and Savills for each development prior to starting the build to provide a realistic view of the potential rental returns to secure funding and gain substantial gearing. They use experts to assess the tax burden and cost of conveyance. Basically the developers ensure that the property market is already established with an existing infrastructure and sound legal system in areas experiencing high capital growth that is expected to continue indefinitely.
Properties will have to meet the high standards and building specifications that you would expect from a 5 star development and the investor has comfort in the knowledge that their property will be managed and maintained to the highest standard by an independent resort management company.
