100% Finance and assisted finance property investment opportunities
Emergis our currently working with a number developers who are in a “cash rich” situation and are able to offer investors the opportunity to purchase investment property with 100% finance or at the very least assisted finance.
The details obviously vary from developer to developer but generally after the initial reservation fee has been paid (ordinarily £1,000 - £1,500) a deposit (30-45% of purchase price) is required within a certain timescale (30-45 days).
If a purchaser wishes to buy with the 100% finance option they will firstly be required to raise a loan for the deposit, either secured or unsecured, depending on preferences and the amount required. The developers will then either service the monthly payments of this loan on the purchaser’s behalf until completion or alternatively pay a pre agreed interest on the deposit which may or may not cover the loan amount.
In most instances the interest or loan re-payments made by the developer are added to the purchase price of the property upon completion, although there are some developers who offer genuine “no-claw back” interest payments, especially for those utilising their savings and paying the deposit in cash.
The remainder of the purchase price is normally satisfied with a mortgage. Developers have close relationships with banking institutions and will normally assist investors with this. In theory the value of the property upon completion should be well in excess of the purchase price leaving the investor with immediate equity regardless of funding.
Either way, this gives potential investors who are not “cash rich” the opportunity of getting involved in off-plan property for investment where they ordinarily would have not been able to.
